Subsequent to the successful development permit for the Spruce mixed-use residential development, our team was tasked with bringing the design of architect Nigel Baldwin to reality on the compact site. Through a meticulous contract documentation process, we sought to ensure that the design and detailing of this 11-storey, 48-unit mid-rise remained consistent with the approved permit and richly detailed architectural intention, while maximizing views and respecting construction budget and project timeline. This first commission with Intracorp Projects Ltd. led to our next, the award of the artist studio live-work residences at 310 E. 2nd.
